What types of projects is Novacon best suited for?

Novacon is best suited for permit-driven residential projects such as custom home builds, major home additions, ADUs (laneway and garden suites), and whole-home renovations tied to structural scope. We are not a fit for small cosmetic renovations.

Do you handle design and permits, or can you work with my architect?

We offer a full design-build approach that can include feasibility, design coordination, permit submissions, and construction. If you already have an architect or plans, we can collaborate and take the project through pre-construction and build.

Do you build laneway suites and garden suites in Toronto?

Yes. We build ADU projects such as laneway suites and garden suites, and we plan around Toronto zoning and permit requirements from the earliest feasibility stage.

How does your design-build process work?

Our process typically starts with an inquiry and discovery call, followed by consultation, site review, and preliminary estimating. From there we move into conceptual design and pre-construction planning before finalizing a contract and beginning construction.

What’s included in pre-construction planning?

Pre-construction planning typically includes scope definition, design coordination, engineering requirements, permit planning, budgeting, schedule planning, and risk reduction so construction starts with clarity and control.

Do you take on small renovations or kitchens and bathrooms only?

We focus on large-scale residential construction—custom homes, major additions, ADUs, and whole-home renovations tied to structural scope. If your project is a smaller cosmetic renovation, we may not be the right fit.

Which areas do you serve?

We are based in Scarborough and primarily serve Toronto, with select projects across the Greater Toronto Area depending on scope and fit.
