In addition, unless an automatic sprinkler system is set up, the suite needs to be within 45 meters of a fire hydrant and a public street for accessibility for emergency service vehicles. 

Currently, the maximum size laneway home in Toronto can be two stories high with 860 square feet on each floor for a total of 1,720 square feet. Therefore, a single story dwelling may accommodate  860 square feet of living space.
