Can You Remove a Load-Bearing Wall in a Toronto Home? What It Really Involves
It’s the wall between the kitchen and the dining room, and it’s the reason the main floor of your Toronto home feels like a series of small rooms rather than one connected space. The question that follows is almost always the same: can it come out?
The short answer: yes, in the large majority of cases — but a load-bearing wall can’t simply be removed. It has to be replaced. The load it carries, which may include floors above, the roof, and in some cases a second-storey wall, must be transferred into a beam and then carried down through posts to a foundation capable of supporting it. That’s a structural project requiring engineered drawings and a building permit, not a demolition job.
The distinction matters because it determines the scope, the cost, and the risk. Here’s what removing a load-bearing wall actually involves in a Toronto home, and why the answer varies so much between houses that look similar from the street.
What Makes a Wall Load-Bearing
A load-bearing wall carries weight from the structure above and transfers it downward, ultimately into the foundation. A non-load-bearing partition divides space and carries only itself.
There are indicators an experienced eye looks for. Walls running perpendicular to floor joists are more likely to be bearing. Walls that stack vertically between storeys often are. Walls sitting directly above a beam or a foundation wall in the basement usually are. Exterior walls almost always are.
But indicators are not determinations. Homes are altered over decades, joist directions change between sections of a house, and previous renovations sometimes create load paths that aren’t visible. The only reliable way to establish what a wall carries is investigation — opening up the ceiling or floor above to see how the framing actually sits, and tracing the load path down to the foundation.
This is why we don’t answer the question from a photograph. In an older Toronto home in particular, the framing frequently doesn’t match what the layout suggests.
What Removal Actually Involves
Taking out a load-bearing wall is a sequence of controlled steps, and each one matters.
Structural assessment. An engineer determines what the wall carries, calculates the loads involved, and specifies the beam required to replace it. The beam’s size and material — engineered lumber, steel, or a combination — follow from that calculation. This produces the stamped drawings the permit application depends on.
The load path. This is the part homeowners least anticipate. The beam collects the load, but the load then has to go somewhere. It travels through posts at each end, down through the structure below, and into a foundation able to carry the concentrated point loads. Where the existing basement structure or footings can’t take them, additional work below is required — sometimes new footings poured beneath the post locations. On a home with a finished basement, that means opening finished space to do it.
Temporary support. Before the wall comes out, temporary shoring takes the load. This is a safety-critical stage and one of several reasons this is not appropriate work for a homeowner.
Installation. The beam is set, permanent posts installed, and connections made to the specification in the engineered drawings.
Integration. Whether the beam is concealed within the ceiling or left exposed is a design decision with structural implications. Concealing a beam flush with the ceiling requires more depth than a dropped beam and may not be achievable depending on the joist depth and the load. This should be settled during design, because discovering it later usually means accepting a dropped beam in a room that was designed without one.
Services. Walls carry more than load. Electrical, plumbing, and HVAC runs within the wall have to be rerouted, and in a main-floor wall between a kitchen and living space, that’s frequently a significant portion of the work.
Why Toronto Homes Complicate This
The city’s housing stock spans more than a century, and the era of the house shapes the project substantially.
In older inner-city homes — the Victorian and Edwardian stock in the Annex, Cabbagetown, Leslieville, Riverdale — original framing may be undersized by current standards, previous alterations may have created unclear load paths, and knob-and-tube wiring or old plumbing within the wall adds scope. Foundations may be rubble or unreinforced masonry, which affects what can be done at the post locations.
In post-war and mid-century homes across North York, Etobicoke, and Scarborough, framing tends to be more consistent, but these houses were built with compartmentalised layouts, and the walls owners most want removed are frequently central bearing walls carrying substantial load.
Semi-detached and row houses introduce the party wall, which is both structural and a fire separation shared with a neighbour. Work affecting it carries requirements that a detached home doesn’t.
Permits and Compliance
Structural alterations require a building permit in Toronto. Removing a load-bearing wall is a structural alteration.
The application requires engineered drawings prepared and stamped by a qualified professional, and the work is inspected at defined stages. This is not a formality to be worked around. Unpermitted structural work creates real exposure: it can complicate insurance claims, surface during a sale and delay or derail it, and — most seriously — it can be genuinely unsafe if the beam or the load path was inadequately specified.

When This Is Part of Something Larger
Opening up a main floor is often not a standalone job. Once the wall is out, what becomes visible is everything that was designed around it — a kitchen laid out for a closed room, flooring that changes at a threshold that no longer exists, lighting positioned for a wall that’s gone, heating registers in the wrong places.
For this reason, wall removal is frequently best undertaken as part of a broader reconfiguration or alongside a home addition. The structural work is the enabling step; the value comes from what the new layout allows. Planning them together produces a better result than sequencing them separately, and usually costs less than doing the same work twice.
Where a home needs both more space and a better layout, an addition and a structural opening-up are naturally the same project — which is where a design-build approach earns its keep.

Interior walls within your own unit are assessed the same way as in a detached home.
