Every project is unique and has it own particular scope of work but typical timelines for an addition are between 4-6 months on average.

The ROI for home additions is quite high when compared to most other renovations because you are adding actual square footage to the home. This is a very difficult question as it depends on what is underneath the addition and if it(existing space) has to be renovated due to the addition itself. As a rule of thumb though, building up is slightly less than building out due to the initial costs of foundation work and site prep.
